
A four-storey sports and education development for King's School Worcester, built on a constrained city-centre site using contiguous piled retaining walls and achieving BREEAM Excellent.
The Keyes Building brought together teaching, sport, fitness and performance facilities within a single four-storey development at King's School Worcester. As the school's structural engineering consultants, we delivered a scheme that combined a complex basement structure with a constrained city-centre site, resulting in a building that has gone on to be RIBA award-nominated.
The Keyes Building is one of a number of projects we have delivered for King's School Worcester over the past two decades. As experienced structural engineers, we were commissioned to help deliver a four-storey building incorporating a multi-use sports hall, fitness suite, drama and dance studios, a sixth form centre, a 12m climbing wall and a basement car park.
From a structural engineering perspective, the project combined a reinforced concrete basement structure and contiguous piled retaining walls with a steel frame, precast concrete floors, timber roof construction and a glulam-framed sixth form centre.
The site presented several challenges from the outset. The building was surrounded on three sides by existing structures, with one neighbouring building sitting significantly above basement level. A live road also remained operational along the front of the site throughout construction, meaning careful consideration was required to maintain access and minimise disruption to the school.
Delivering a reinforced concrete basement in these conditions called for a retaining wall solution capable of supporting the surrounding ground and structures while allowing construction to proceed safely alongside daily school activity.

We designed contiguous piled retaining walls to form the basement structure, allowing excavation to take place safely close to neighbouring buildings and the live road. This retaining wall system supported the surrounding ground throughout construction and now forms part of the completed basement car park.
Above ground, the building combines a steel frame, precast concrete floors and timber roof construction with a glulam-framed sixth form centre, bringing together several construction methods within a single coordinated structure.
The completed building was designed around a Sport England-standard four-court sports hall and incorporates a wide range of sporting, educational and community facilities, reflecting the school's need for a development that could serve teaching, sport and performance activities under one roof.
Sustainability was a major driver throughout the project. The building achieved BREEAM Excellent and incorporates a number of low-energy design measures, supporting the school's wider commitment to sustainable development across its campus.
The Keyes Building brought together a reinforced concrete basement, contiguous piled retaining walls, a steel frame and a glulam-framed sixth form centre within one coordinated structural solution.
